Vaastu Basics for Choosing an Apartment: What to Look For

Buyer’s Guide

For many families, Vaastu is part of choosing a home. In an apartment you cannot change the building’s orientation, so the most useful thing to do is check the plan carefully before you book.

What Vaastu is, and how to use it

Vaastu Shastra is a traditional Indian system of design guidelines that links the direction and arrangement of rooms to how a home feels and functions. Beliefs and practice vary from family to family and between experts, so treat the points below as common guidelines, not strict rules. If Vaastu matters to you, check it early, at the floor plan stage.

Common guidelines at a glance

SpaceDirection commonly recommended
Main entranceNorth, east or north-east
Living roomNorth, east or north-east
KitchenSouth-east (north-west as an alternative)
Master bedroomSouth-west
Children’s bedroomWest or north-west
Pooja spaceNorth-east
Bathrooms and toiletsWest or north-west; usually avoided in the north-east
BalconyNorth or east

How to check an apartment

  1. Find north on the floor plan. If the plan has no north arrow, ask for one. On site, a compass app on your phone will confirm it.
  2. Locate the entrance. In an apartment, the main door’s direction is fixed by the building, so this is the first thing to check.
  3. Mark the kitchen, master bedroom and pooja space and compare them with the guidelines above.
  4. Check the bathrooms. Their position, especially relative to the pooja space and the kitchen, is a common concern.
  5. Look at the whole floor. The position of the lift lobby and staircase also matters to many Vaastu practitioners.

Don’t trade good design for a compass point

No apartment is perfect in every direction. A home that follows every guideline but is dark, poorly ventilated or awkwardly laid out will be hard to live in. A sensible approach is to rank what matters most to your family, usually the entrance, kitchen and master bedroom, and treat the rest as flexible. Natural light, ventilation and a practical layout are worth protecting too. Our guide to reading an apartment floor plan helps with those.

Questions to ask the sales team

  • Which direction does the main door face, for this exact apartment?
  • Was the building designed with Vaastu in mind, and can I see the plan?
  • Where are the kitchen, bathrooms and pooja space in this unit?
  • Can a Vaastu consultant of my choice review the plan before I book?
